1. Perform scheduled and unscheduled on-site inspections to help
ensure proper policies and procedures are being met to standards.
2. Pre Interview and help hire, pay, and help supervise the resident
or on-site manager for the Association through the Board of
Directors and establish policies and procedures for employees to aid
in employee retention.
3. Help Maintain the Association's common and limited common
elements per the Board of Directors.
4. Assist the facilitation of emergency repairs involving hazards or
imminent hazards to life and property as conditions dictate for the
safety of the association's populace, employees, etc.
5. Analyze and make recommendations for the Association's reserves
to meet State required reserves.
6. Monthly review of the Association's financial statements with
written narrative to the Board of Directors that includes budget
variances, special projects and incident(s) report.
7. Help plan, coordinate and implement enforcement of the
Association's By-Laws and House Rules.
8. Aid the Board in producing a Standard Operating Procedure Manual
for the on-site manager/employees.
